Scorpion Control in Fountain Hills — Two Kinds of Lot, Two Different Jobs
A scorpion program is mostly a question of distance: how far is it from where they live to where you are? On most Valley streets, landscaping sets that distance, which means somebody chose it. On the Fountain Hills lots the Town's hillside limits reach, an ordinance constrained that distance before the house was built, and the two kinds of lot that produced want different work.
The Order This Runs In
Stand at the wall and see what is on the other side of it
Not the neighborhood and not the view. Whether the ground next to the house is native and undisturbed, or whether it was graded and landscaped like any suburban yard. One look settles it and determines the whole shape of the work.
Work the strip that exists, whatever width it is
On a graded lot there is a conventional band between the planting and the wall and a program runs in it. Where undisturbed ground comes to within a few feet of the structure, there is no band at all, and that is a fact about the lot rather than about the house on it, and it was true before the current owner bought, and it will be true for the next one. A bark scorpion gets through a gap around a sixteenth of an inch. Sweeps, thresholds, weep screed, slab joints, and utility penetrations are where a house actually leaks. When the list runs long, the work moves to a scoped Home Seal, with its own price and warranty.
Lift every lid at grade before leaving
Irrigation boxes, meter boxes, the clean-out, anything covered and undisturbed. These sit at the same level on both kinds of lot, and they are consistently among the best harborage on either. Gloves and closed shoes when you lift a lid, and never put a hand into anything you cannot see into. If something has sat undisturbed for months, leave it for us.

Two Houses, Ten Minutes Apart
One of them is on a graded lot with a lawn, a planting bed, and a wall. That property gets the program most people picture: a treated band at the base of the wall, the planting bed edge worked on a schedule, the irrigation boxes opened each visit, and a clear line between where the animals live and where the house starts. It is repeatable and measurable, and after two or three visits, the count tells you whether it is working.
The second has native desert on two sides of the house, closer than people believe until they stand there. Every instinct says to treat the ground, and on that lot the ground is the point of the property and mostly cannot be touched anyway. So the visit inverts: less time on the yard, more on the slab joint, the weep screed, the thresholds and the equipment pad, and a sealing scope written as its own job. Telling the household that on the first visit does more for them than anything we could spray.

One Sentence Split the Town Into Two Products
The Town's grading standards limit how much of a steep lot may be disturbed. On terrain sloping less than twenty percent, the disturbance allowance is unlimited; at twenty percent and above, it drops sharply, and most of that ground has to stay as it was. That is the rule most people know about Fountain Hills. The interesting part is the exemption.
Six zoning districts are outside it entirely
The ordinance is explicit that single-family residential lots zoned R1-6, R1-6A, R1-8, R1-8A, R1-10, and R1-10A shall be 100% disturbable and exempt from the hillside disturbance limitations. Whatever the slope, those lots could be graded end to end. A house in one of those districts sits on ground that was completely reworked, and it looks and behaves like a suburban lot anywhere in the Valley. On the lots the limits do reach, the native ground stayed and was staked On a lot subject to the limits, the area allowed to be disturbed is defined and then physically marked on the ground before work starts, and the ordinance is blunt about the consequence: there is to be no disturbance outside the roped-in area. The marking used to be six-foot chain link; since a 2018 amendment, it is rope and flag with bilingual signs every hundred feet. Either way, somebody walked the line and drew it.
The clearances the Town recommends are small ones
The grading standards specify recommended clearances between a building and ground that must remain undisturbed: three feet from the outside face of a wall or fence, eight feet from a building, and one foot from the edge of a cut. Those are recommendations, and they are minimums, so they do not describe where the ground on any particular lot ended up. Only the back corner of your own lot tells you that.

Can we clear the desert back from the house?
On a lot subject to the limits, that is a Town question long before it is a pest question, and the answer is often no. Clearing inside a nondisturbance area requires a grading permit and the Fire Marshal's prior written authorization, so ask Development Services before anyone brings equipment in, and see the FAQ below for what happens if someone does not.
So is the graded kind of lot better?
For this service, a little, and it is a poor reason to choose a house. The graded lot gives you somewhere to put a program. It costs you the view of the desert you bought. Both kinds of property can be made comfortable.
How close does the desert actually come?
Closer than the photograph suggests. The Town's own recommended minimum clearance from a wall or fence is three feet. Whether your lot sits near that is something only standing in your own back corner will tell you, and it is worth doing before you buy a program from anybody.
Does the sealing standard change on a lot like this?
No. We seal to a sixteenth of an inch, because that's the gap a bark scorpion gets through. Rodent work uses a wider threshold, and bee work is different again, so a scope should tell you which standard applies where. If somebody quotes you sealing without naming a gap size, ask.
We are buying here. Does the district matter to what we will spend?
It changes what the work is, and it is worth ten minutes before you make an offer. Two houses at the same price, one in a district exempt from the hillside limits and one not, are two different long-run properties for this service. Neither is a reason to walk away. It is a reason to know which you are looking at.
Is one indoors an emergency?
Rarely, and it is the call we try hardest to fit in anyway, because nobody sleeps. Use tongs and a jar to move it, keeping your hands out of it, and photograph it if you can do that safely. If that is not something you want to do, leave it where it is and call us.
What actually happens if somebody disturbs ground they should not have?
The ordinance provides for a stop-work order on the whole site, and the cure involves a resurvey and re-vegetation and irrigation plans prepared by licensed professionals, plus a fee. That is why we will not clear ground on a lot like this and why we say so before anybody asks us to. Development Services is where that conversation belongs.
Is a night count worth the money here?
Where the ground cannot be worked, it earns its price, because it shows what is staging where and a daylight walk can only guess at that. It runs at $125 per hour, and we will say beforehand what we expect your property to take.
