The village has a district that proves the point

Between 26th and 28th Streets, north of Thomas and south of Osborn, sits Phoenix Homesteads: a small federal resettlement project from the mid-1930s whose houses were built of adobe in the Pueblo Revival style, on three-quarter-acre parcels meant to carry a subsistence garden and a few animals. A published history of the project lists 45 houses, and the community center as still standing, and the district carries a historic preservation overlay. That same history describes two building campaigns rather than one, the first in adobe and a second planned in 1935 with thirty-five stick-and-frame houses, which is this page's argument happening inside a single district.

What it is evidence of

That a build date is a weaker predictor here than people assume. A 1930s adobe house, a 1950s block ranch, and a 1970s brick house can sit close together, all of them stuccoed, all of them looking like the same problem from the driveway. The era tells you roughly what detailing to expect. It does not tell you what the wall is, and the wall is what decides the method.

Why the material changes the work

Adobe moves and breathes, and the finishes and fillers that suit a rigid block wall do not suit it; the wrong material at a crack traps moisture in a wall that needs to give it up. Slump block is full of voids that connect. Fired brick fails at the mortar before it fails at the unit. Wood frame with siding has a whole class of entry at the trim and the rim that masonry simply does not have. Those are four different jobs sharing one name.

Identify the construction, not the era

Read the wall at a place it is already open: a penetration, a hose bib, the garage where the finish often stops, or an edge under the eave. Adobe, slump block, brick, block, or frame. Everything after this depends on it, and nothing before it is worth much.

Walk the ground line and the roofline knowing what you are on

Those two lines get walked on every house we scope, and what counts as a finding on them varies by material. A hairline crack in a stuccoed block wall and the same crack in adobe are not the same observation, and treating them as one is how a quote can go wrong in both directions.

Specify a material for every opening as well as a size

The scope specifies what goes into each gap and how wide it is. We seal to a sixteenth of an inch, because that's the gap a bark scorpion gets through. Rodent work uses a wider threshold, and bee work is different again, so a scope should tell you which standard applies where. If somebody quotes you sealing without naming a gap size, ask.

Take other trades' work off our price, then sort what is left

Where an opening belongs to a mason, a roofer or a specialist, it goes on the list as that and comes off our price. What stays is sorted by whether it still has a job to do. That principle runs through the whole job: an opening with a function keeps it and gets screened or detailed, and an opening with no remaining purpose gets closed properly.

What the material determines is how much of the rest of the wall behaves the same way: a cavity wall vents at designed points, while an adobe wall lets moisture rise across its whole face, which is a far greater constraint on what can go into it.

One order-of-operations note. If something is living in the building already, this is a rodent-control job before it is a sealing job, and we will say so and decline the work. Removal first, sealing after, in that order and no other.

It happens on a walkabout once a month. Everything visible from the driveway reads as block: the era, the roofline, the way the stucco sits on the corners. Then the garage settles it, because the finish stops at the header and what is behind it is not block at all.

From there every remaining observation means something different. The same crack at the same window is a different finding, half the fillers we had provisionally in mind come off the list, and two openings we would have closed get screened instead. Look where the finish stops, and look without handling. Garages, the back of a utility closet, beside a meter box, under an eave, or at any penetration somebody has cut. Worth asking before the work starts, and it is a question for the City's historic preservation office. What we can tell you is that most exclusion work is invisible from the street once done, and that on a designated property we would rather you had the City's answer before we start than undo something after.

Someone already sealed our cracks. Is that a problem?

Sometimes, and it is worth looking at. A filler stiffer than the wall it is in tends to part from it, and the parting is often a wider opening than the original. We prefer to see what is there before assuming either way.

The quote says 'seal all gaps'. Is that enough to sign?

It is missing two things, and only one of them is the gap size. Any scope should name that. The scope for a house here should also specify what goes into each opening, because the same width in adobe and in block calls for different materials. A document specifying neither is a price rather than a plan.

Does a good seal make the service plan unnecessary?

No. Sealing reduces how much gets in, which is what makes a treatment program hold. It doesn't replace treatment, and a quote implying otherwise is selling you something. Where a property needs both, we price them separately so you can see what you're buying.
