Home Seal in Avondale — Why Three Quotes on One House Don't Match

Get three companies to price sealing on the same Avondale house, and you can get three numbers that are not close to each other. Each estimator looked at a different set of things, and nobody wrote down which set. What Home Seal Covers

Home Seal is a scoped exclusion job on the building itself. It is not a treatment visit. The walk produces a written list of openings, each one gets an answer, and the whole thing is priced and warrantied as its own piece of work. We seal to a sixteenth of an inch, because that's the gap a bark scorpion gets through. Rodent work uses a wider threshold and bee work is different again, so a scope should tell you which standard applies where. If somebody quotes you sealing without naming a gap size, ask.

Weep holes get screened rather than plugged, because they ventilate the wall cavity. That principle runs through the whole job: an opening with a function keeps it and gets screened or detailed, and an opening with no remaining purpose gets closed properly.

One order-of-operations note before anything else. If something is living in the building already, this is a rodent-control job before it is a sealing job, and we will say so rather than take the work. Removal first, sealing after, in that order and no other.

The perimeter, in one direction, without stopping

Walked as a single continuous pass, never sampled at the corners, which is the difference between a count and an impression. Most findings on most houses come out of this step, and its value is entirely in not skipping the dull stretches.

Threshold, side seals, the shared wall, and every penetration through it. On most properties, this is the largest single opening on the lot, and it gets its own section of the list rather than a single line inside someone else's.

The roofline gets a ladder, or it gets no grade

Roofline terminations, tile ends, vent screens, and flashing are either inspected from a ladder or not graded. Anything we could not physically reach is written down as unreachable, and never assumed fine.

Grade every opening onto the written list

Each one gets a category and a proposed answer, in writing, next to the item it belongs to. That is what makes the document useful to somebody outside this company, which is the entire point of producing it.

What's different in Avondale

The Survey That Calibrated Itself First

In October 2009, the City of Avondale and the Drachman Institute at the University of Arizona surveyed the Old Town Revitalization Area from the street and graded the exterior condition of every house in it: two thousand five hundred and seventy-two structures. The attributes they recorded included exterior walls, exposed foundations, roofs, heating and cooling units, and windows. That is not a housing list. It is a list of the same surfaces and sealing walk grades, which is why the way they built it transfers.

And they did the part almost nobody does

The survey ran in teams of three, and the report is explicit about what happened before the teams split up: they surveyed one section together as a large group first, to establish a consistent baseline of estimated conditions. In other words, they knew that an exterior estimate varies depending on who makes it, so they had the estimators agree with each other before letting them work alone. Every team then graded on the same five-point scale, from Excellent through Poor with a dollar band written down in advance for each, and a fifth grade for anything the report judged beyond repairing.

That is the answer to the three-quotes problem

A sealing quote is an exterior estimate made by one person on one afternoon. Nothing about that is inherently unreliable, and the city built a defensible one across more than two and a half thousand houses. What makes it unreliable is doing it without a fixed list, a written scale, or anyone having agreed in advance what a given finding is worth. That is a method problem, and it has a method answer.

Where the survey had to stop, and where ours can't

The one thing that survey could not do was leave the street, and it never claimed otherwise. Roofline terminations, vent screens, and the top of a garage track are not gradeable from a car, and on a sealing job those are exactly the findings that move the number. So we borrow the method and extend the reach, which is the whole difference between an assessment and a scope. One limit worth stating. The survey covered Old Town alone, never the whole city, and its fieldwork is now well over fifteen years old. Nobody has re-counted since. We are not borrowing the survey's findings, which is why its age does not appear on this page. We are borrowing how it was run, and that travels to any house in Avondale, of any age, on any street.

FAQ

What Avondale Homeowners Ask Us

We got three quotes, and they're thousands apart. Who's right?

Possibly all of them, for different jobs. Ask each one for the list they inspected and the gap size they seal to. If two of the three cannot produce either, the numbers are guesses and cannot be compared, and the lower one usually reflects a smaller job.

What gap size should I be asking about?

Ask for a number. A sixteenth of an inch is the bark scorpion standard and the tightest of the three; rodent and bee work run wider. If nobody will name one, you have learned something more useful than the price.

Can I just get the list and do it myself?

Yes, and a fair number of people do. The written findings are yours either way. Ground-line work and a garage seal are genuinely weekend jobs for somebody handy, with gloves and closed shoes on and a look before a reach, because block wall voids and valve boxes are black widow country. Anything off a ladder is where we would rather it was us.

Is our house too new to need this?

New houses seal well, and they still have a garage door, a weep screed and a roofline. What changes with age is usually the number of findings, and a new-build walk is usually short. That is a reason to have it done and a poor reason to skip it.

If we seal properly, can we stop the service plan?

No. Sealing reduces how much gets in, which is what makes a treatment program hold. It doesn't replace treatment, and a quote implying otherwise is selling you something. Where a property needs both, we price them separately so you can see what you're buying.

What if you can't reach something?

It goes on the list as unreachable, with the reason. That is less satisfying than a clean report, and it is the only honest way to write one, because an item nobody looked at is not the same as an item that passed.

Does the warranty cover the whole house?

It covers the scoped work for one to two years, depending on what the job involved. It does not cover openings that were never in the scope, so read the scope before you read the warranty length.

Our HOA has rules about the exterior. Does that complicate it?

Rarely. Most sealing is invisible from any distance: screens inside existing openings, sweeps, sealant at joints. If something we propose would change a color, a material or a line, we will flag it so you can check first, which beats finding out afterward.

Can you do same-day service in Avondale?
